Vancouver Real Estate Statistics For April 2025

Our real estate statistics were just released by the Greater Vancouver Realtors association. The title is very fitting, ‘A market made for buyers is missing buyers’. As a top Vancouver realtor, I’ve been extremely busy throughout my career. I can’t say that’s been my experience so far in 2025. The year started great, helping clients buy and sell, but the last couple of months have noticeably dropped off.

In my previous writings I’ve predicted a Vancouver real estate market comeback this spring-summer. Last month’s statistics revealed buyers were nervous about jumping headfirst into the market. Well, I admit it now, I was wrong. We won’t see a real estate rebound so quickly. The political and business uncertainty has caused buyers to hesitate and take a wait-and-see approach.

Something to also keep in mind is these real estate statistics are from the previous 30 days. As I’m writing this, it’s been a few days since the shocking news about world tariffs were announced by the United States. I think the coming month will produce even more disappointing housing statistics throughout Greater Vancouver.

The economic uncertainty has been taken to a whole new level, too much for most buyers. Plus, the investment and stock markets have taken a beating. Most people are feeling uneasy about the direction of our economy. Often buyers liquidate a portion of their investments when buying a home. If your investments have dropped dramatically, you will likely be less inclined cash-out.

Something mentioned in the statistics report is the potential opportunities for homebuyers at this time. I’d have to agree. There are more properties currently listed on the MLS, about 30% more, when looking at the same period in 2024. Plus, sales haven’t been so low since 2019. Prices have come down and sellers will be more willing to negotiate.

I know most of you are thinking, ‘there’s a possibility prices could drop even more’. True. I truly believe the US tariffs will get worked out, especially with Canada. The investment markets have already stabilized. We’ll have a new Canadian government soon and there will be less uncertainty. We have lower home prices and reasonable interest rates. It’s forecasted rates will continue to be adjusted downward. I still think we’re going to see our Vancouver real estate market become active again soon. My prediction was just too early.

Some final thoughts about buying or selling a home in the current market conditions. It’s more important than ever to choose a real estate agent who has experience in all market conditions. I’ve been selling real estate for 20 years and have been through many ups & downs. Sellers need to work with an agent who has experience preparing your home to entice buyers to visit, and leveraging the most effective marketing to get noticed in a competitive market.
