Vancouver Real Estate Statistics – February 2025

In February 2025, Metro Vancouver real estate statistics demonstrated balanced conditions, with a total of 1,827 residential properties sold. This figure represents an 11.7% decrease compared to the 2,070 sales recorded in February 2024 and stands 28.9% below the 10-year seasonal average. The number of new home listings was about 12% above the 1-year average. All of this is described as indicating a moderation in market activity.
So basically we’re experiencing more listings going on the MLS® and less buyers actually completing purchases. As a top Vancouver realtor who is active in the real estate market, it’s my opinion there has been a lack of quality properties for sale. Having more property listings will provide choice for homebuyers. That being said, if this trend continues, we could see housing prices start to dip, slip, or slide. Whatever nice name the industry wants to describe a drop in housing prices.
In response to escalating trade tensions with the United States, the Bank of Canada reduced its benchmark interest rate by 25 basis points on March 12, bringing it down to 2.75%. This move aims to mitigate potential economic slowdowns resulting from these trade disputes.
The recent interest rate cut is anticipated to influence the Greater Vancouver real estate market by making borrowing more affordable, potentially stimulating buyer interest and activity. However, the prevailing economic uncertainties may temper this effect, leading to a cautiously optimistic outlook for the housing sector in the coming months.
I feel with the ongoing uncertainty caused by the trade war and turbulent stock market, many people may delay entering the real estate market to buy & sell. For buyers who have the confidence to take action, there could be some good opportunities to negotiate on their perfect home.
We’ve experienced 2 years of a slower real estate market. My previous predictions was a busy spring in the housing market, guess i was a bit off. The lower interest rates available now will be a tremendous help. Though, there are so many factors which affect our real estate market and who would have guessed we’d be in a trade war with the US. I do feel it’s going to work itself out. Let’s see.
