Vancouver Real Estate Statistics For DEC 2025

The Metro Vancouver real estate market closed 2025 with the lowest annual sales total in more than twenty years. Residential transactions recorded on the MLS® reached approximately 23,800 for the year, representing a decline of just over 10 per cent compared to 2024 and sitting well below recent historical norms. Sales activity also fell nearly 25 per cent under the region’s ten-year average, reflecting a year marked by caution, delayed decisions, and reduced buyer confidence.

Despite the slowdown in sales, listings continued to be added to MLS. In fact, 2025 saw the highest number of new listings introduced to the market since the mid-1990s, which really isn’t such a good thing. More than 65,000 properties were listed across Metro Vancouver, an increase from both 2024 and 2023, and meaningfully above the long-term average. This created a notable imbalance between supply and demand, with inventory building throughout the year even as transactions slowed.

By the end of 2025, active listings remained elevated, with approximately 12,550 homes available for sale across the region. This represented a significant increase compared to the previous year and placed inventory levels well above the typical seasonal average. According to Greater Vancouver REALTORS, these conditions reflected the lingering effects of economic uncertainty, including trade tensions and shifting consumer sentiment, though confidence showed modest improvement in the second half of the year.

Pricing adjusted in response to these market dynamics. The MLS® Home Price Index benchmark for all residential properties settled at roughly $1.11 million, down about 4.5 per cent from the end of 2024. Price declines were observed across detached homes, townhomes, and apartments alike. At the same time, borrowing costs eased by nearly a full percentage point, helping to soften the impact of declining values and improving affordability at the margins.

December activity mirrored the broader annual trend. Sales for the month were lower than both the previous year and the long-term seasonal average, while new listings continued to come to market at a steady pace. The sales-to-active listings ratio hovered in a range that historically places downward pressure on prices, particularly in the detached home segment. Heading into 2026, buyers are entering the market with more choice, more negotiating room, and lower financing costs, setting the stage for a year that will hinge on whether improving sentiment can translate into renewed demand.
