Underpromise at the List Price. Overdeliver at the Front Door.
What Our Most Successful Vancouver Home Sales in 2026 Have in Common
There’s been a common theme among our most successful Vancouver home sales in 2026: the homes that sold were competitively priced and exceptionally well prepared for market.

The concept might seem ridiculously simple, but in many cases, it has been a challenge to steer home sellers away from strategies that may have worked during a much busier housing market.
We still hear ideas such as, “Let’s price high to leave room for negotiation,” or “Can we leave the home as it is? Buyers should be able to look past the clutter.”
Based on what we’re seeing in the current market, those approaches simply aren’t working as well for sellers.
The central idea for success right now is to set realistic expectations with the asking price — then exceed those expectations when the buyer walks through the door. That means presenting a well-maintained home that feels clean, organized, cared for and visually appealing.
Selling in Vancouver Is More Competitive in 2026
Let’s start with the reality of the current market.
According to Greater Vancouver REALTORS®, Metro Vancouver home sales in August 2026 were 20.7% below the 10-year seasonal average, while the number of properties listed for sale was 26.2% above the 10-year average. The overall sales-to-active-listings ratio was just 12.3%.
In other words, buyers have more inventory to choose from and more time to compare one property against another.
Homes can sit on the market when the price and presentation don’t make sense. To achieve a successful sale, your home needs to rise toward the top of the buyer’s shortlist.
We’re not talking about creating perfection. We’re talking about establishing a true market price and presenting the property better than the next comparable home on MLS®.
In simple terms: create compelling value.
In this real estate market, simply putting a property on MLS® and waiting isn’t enough.
Start by Pricing for Attention
More than two decades of experience have prepared us for markets like this.
Sometimes that means having difficult conversations with our clients. We believe one of the most important qualities sellers should expect from top Vancouver realtors is the willingness to tell them the truth — even when it isn’t necessarily what they hoped to hear.

The asking price is partly a marketing strategy. It isn’t simply a statement of what a seller would like to receive.
Unfortunately, the market doesn’t determine value based on what you originally paid for the home, how much you have invested into it, or what you would ideally like to receive. Buyers compare your property with everything else available to them.
Your pricing needs to be competitive enough to make the home stand out beside those alternatives.
The objective is simple: give buyers a reason to put your property on their shortlist.
In a market with significant competition, your home needs to be positioned near the top of its category for value.
Then Overdeliver When Buyers Walk Through the Door
If the relationship between price and features is attractive — and the home looks great in the photography and marketing — buyers will come to see it.
Now the physical home needs to exceed what they expected from the asking price.
This is where we believe in going the extra mile.
Many of our successful sales this year involved preparing homes with fresh paint, professional cleaning, minor repairs and, where worthwhile, small renovations.
Then we work on the finishing details: decluttering, lighting, accessories, furniture placement and organization. In many cases, we bring in full professional home staging to complete the transformation.
A well-presented property makes the asking price feel more compelling.

Consider two similarly priced homes with comparable square footage and locations. If one feels bright, clean, cared for and beautifully presented, buyers may perceive considerably greater value in that property.
That emotional response matters.
The rest is up to us as your real estate agents — creating the marketing, generating interest, managing showings, negotiating effectively and ultimately getting the sale completed.
Before and After: Preparing a Home for Market
The beautiful photographs buyers eventually see online are often only the final chapter.
A considerable amount of work can happen before the photographer ever arrives.
Before

This is often where some of the most important work takes place — identifying what needs attention, deciding where money is worth spending and coordinating the improvements that will have the greatest impact.
After

The goal isn’t necessarily to transform a property into something it isn’t.
It’s to bring out the best version of the home buyers are actually coming to see.
What Some of Our Successful 2026 Sales Had in Common
Here are a few examples from our 2026 sales where competitive pricing and going beyond expectations with preparation and presentation played an important role.

3183 Adanac Street — Renfrew
This character home needed some smaller renovations inside and out to bring back its polished appearance. We combined those improvements with decluttering, professional cleaning and full home staging to create a strong finished presentation.

1531 E 11th Avenue — Grandview / Commercial Drive
A beautiful character home that benefited from fix-ups, decluttering and reorganizing the existing furniture. Considerable attention was also given to the presentation of the gardens and exterior, helping the entire property feel cared for from the moment buyers arrived.

2497 Wall Street — Hastings-Sunrise
An exceptional location with incredible views, but a property that needed careful preparation and positioning. Painting, clearing, staging and targeted marketing helped us showcase the home’s strongest attributes and ultimately achieve a successful sale.
Different homes. Different buyers. Different challenges.
But the strategy behind each was remarkably similar: price the property competitively, prepare it properly and give buyers something worth getting excited about.
The Sale Starts Before the Listing Goes Live
Successful real estate marketing doesn’t begin with photography or an MLS® listing.
It starts much earlier — determining the right asking price, identifying what should be improved, coordinating the preparation and creating a home buyers will respond to when they walk through the door.
Sellers can’t control interest rates, the number of competing listings or overall buyer confidence.
But there are four very important things we can control:
Price. Preparation. Presentation. Marketing.
Although 2026 has been a challenging year for many people selling their homes, we’ve had some wonderful successes. Looking back, we believe much of that success can be attributed to the work that went into our listings before they ever reached MLS®.

If you’re a Vancouver homeowner preparing to sell and willing to put in the work required to create value, we’ll be right there beside you — helping determine what needs to be done, coordinating the preparation and making sure your property is ready to compete.
