In June I hosted a real estate seminar at the JCC in Vancouver. The presentation was in Hebrew and mostly catered to Israelis who are living in Vancouver or recently moved to the city. I have a good understanding of how different our real estate is here in Vancouver and I’m always glad to provide information to other Israelis.
Over the years i’ve done a lot of speaking about real estate at financial conferences and private client seminars. This presentation was a complete success and there was an amazing turnout. We had floor discussions and I covered a lot of topics & questions. The group who attended ranged from first-time buyers to investors, and another real estate agent, believe it or not. I was flattered to find another industry professional attended and thanked me for all of the information provided.
My presentation was focussed on a market overview, which was an interesting topic of discussion based on the current market conditions in Vancouver. There was discussion about some of the new city bylaws and taxes introduced in the last couple years. Examples, Empty Home Tax + Speculation Tax, Foreign Buyer Tax and the recently implemented federal mortgage stress test. I also talked about investment opportunities, capitalization rate analysis, along with a specific case study.
Due to wonderful feedback and response, I now plan to do a similar event every few months.
