We’ve recently helped clients purchase a luxury home at 3985 Bayridge Avenue in West Vancouver.
We’ve met Shevy & Doron years ago discussing the potential sale of their 30 years, riverfront home in North Vancouver. The decision wasn’t easy, raising kids in the home and going through major remodelling made the transition complex and emotionally loaded decision.
As the timing was right we have listed their home and sold it, as expected in the 2021 real estate frenzy, in multiple offers and above asking sale price.
For us, Realtors, the challenge just began.
After the sale of their home, they were in search of a home for ’empty nesters’ with remodelling potential, a good location, and a sizable lot. We’ve been looking for a while in different areas from British Properties, Gleneagles, Dundarave, & even as far as Horseshoe Bay. It was a challenging process for few reasons:
- Type of properties: in West Vancouver, the range of properties is endless, from old-timers to newer construction.
- Pricing: Every area poses pros & cons while valued at different price points.
- Clients’ wants/needs.
After months of searching, we came across a great home at 3985 Bayridge Ave. The home, situated on almost 20,000 s.f of land, was partially renovated and has a charming backyard with green space and a creek.
Due to a challenging layout and bedroom configuration this home was not conducive for a family with younger kids, hence was under the radar for most families who search in the area. For us, it was a perfect match! the improvement potential, location, and flexibility on price made it an enticing deal.
West Vancouver Pricing
West Vancouver offers great choices of big lots, waterfront properties, and appealing neighbourhoods in comparison to the Westside of Vancouver. Prices and slightly lower and the lots are bigger. West Vancouver is known in general for its great proximity outdoors such as trails, greenbelts, and the local sky mountains, along with access to an amazing seawall and beach area.
Prices in West Vancouver were on a downward trend since the peak in 2014-2015 and very recently (Nov-Dec 2020) started to recover and with more sales activity. The move to West Vancouver became a reality for families who couldn’t afford it before.
The Clients, after tough negotiation, purchased the home with favourable terms.
The real estate gig, at times, seems glamorous and lucrative from the outside, however, in every sale, there are unforeseen challenges. On the day of possession, as per the contractual agreement, nothing went as planned.
The home, previously tenanted for many years, was not vacant at the time of possession. The tenant was in the process of moving late and we’ve found ourselves in an uncomfortable spot trying to manage a move-in with 6-7 hours delay and to top it off, it was abundantly clear the home will not be clean.
With almost 20 years of building relationships with support vendors, we have managed to secure KleanTeam, our go-to move-in/move-out cleaning service to the same evening. Timur, the owner of the company, was very sensitive to our situation and manage to go above and beyond to secure a team to come over and work through the wee hours ensuring the clients can move the following day.
Put the Door-On for Doron
At possession date, we found out the movers removed the front door and never installed it back. As we always offer a full-service solution we came back with our toolbox and managed to put the door on for (our client) Doron!
So the running joke was we put the door-on for Doron.
